Arkade Developers plans a luxury residential project on the historic Filmistan Studio plot in Goregaon, with a launch targeted for FY26 and a development value of Rs 3,000 crore.
Arkade’s project will feature luxury 3- and 4-BHK homes and is expected to debut in the next financial year.
Mumbai-based Arkade Developers is preparing to roll out a premium residential project on the historic Filmistan Studio plot in Goregaon, Mumbai, land once associated with Bollywood legend Kajol’s grandfather, Sasadhar Mukherjee. The project will feature luxury 3- and 4-BHK homes and is expected to debut in the next financial year.
The development potential of the project is pegged at around Rs 3,000 crore. In total, the company is lining up seven launches worth approximately Rs 8,000 crore over the coming months, according to Amit Jain, chairman and managing director of Arkade Developers Ltd.
“We currently have six ongoing projects with a potential value of Rs 2,000 crore, averaging Rs 350 crore per project. However, in the upcoming cycle, we have the potential for Rs 8,000 crore or more for seven projects. Three out of the seven are land projects where we have the land, and four projects are of a redevelopment nature,” Jain said, according to Hindustan Times.
Filmistan Project Targeted for FY26 Launch
The marquee Filmistan development is planned for launch in the first quarter of FY26, subject to regulatory clearances.
“Our target is early next financial year, say around Q1FY26, for launching the Filmistan Studio project, but it depends on several factors like approvals, etc. If not in the first quarter, the launch may happen by the festive season of next year,” Jain noted, as per HT.
Jain confirmed that the studio structures have already been cleared. “That’s all I can share at this stage,” he added.
The Filmistan Studio property spans roughly four acres and traces its origins back to 1943, when it was founded by Sasadhar Mukherjee. Films such as Paying Guest (1957), Nastik (1954), and Anarkali (1953) were shot there, along with modern-day titles like 2 States (2014).
The company had earlier indicated that the development would include expansive 3-, 4-, and 5-BHK residences, along with penthouses, across two 50-storey towers.
Focus on Mumbai Metropolitan Region
Arkade Developers plans to remain focused on the Mumbai Metropolitan Region. “We are open to undertaking more redevelopment projects in suburban Mumbai and are also exploring opportunities in Thane,” the company said.
The developer recently stepped into the second-home market as well. It has been scouting parcels of 80-100 acres in the Neral-Karjat belt for a plotted and villa community, with plots expected to start around Rs 50 lakh and villas priced near ₹1 crore.
