Noida plot owners who have kept their properties vacant for years have been urged to take action as the Noida Authority has announced a crackdown on those holding land idle in hopes of higher prices without starting construction.

The Authority has declared that if no house is built on a plot within 12 years, the allotment will be cancelled, and the land will revert to the government.

Noida Authority Issues Warning

This decision was finalised at the 219th Noida Board Meeting to address the city’s increasing population and housing requirements.

Several sectors in Noida are marred by vacant plots, which not only detract from the area’s aesthetic but also hinder urban development. The Authority identified 17 such plots with no construction or completion certificates, nine of which remain entirely vacant.

After issuing warnings over the past year, the Authority has now opted for direct action, sending notices to these plot owners.

Notices Served To Idle Plot Owners

Those who have begun construction will have a six-month grace period to complete their homes. However, owners of plots with no construction activity will receive notices from the Authority.

Of the nearly 30,000 plots allotted in Noida, only 1,500 have seen any construction, while the rest remain vacant or held for speculation, worsening the city’s housing shortage.

Key Decisions Announced At Board Meeting

In addition, the Noida Board Meeting saw other significant decisions. The interest waiver for defaulting builders has been withdrawn, and the Unified Regulations 2025 are now in effect across Noida, Greater Noida, and the Yamuna Expressway. Approval and payment procedures will remain unchanged.

New plot allotments for schools and colleges have been approved, and several city development projects have been sanctioned. These include a 300-tonne-per-day waste management plant in Sector 145, an Rs 86.67 crore sewage treatment plant, and the allocation of 4,000 square metres for drain cleaning connected to the Yamuna and Hindon rivers, as well as a new police station.

Plot owners in Noida are urged to start construction promptly to avoid losing their land.
