Anurang Jain, promoter of Endurance Technologies and nephew of the late Bajaj Auto scion Rahul Bajaj, has acquired a luxury villa in Alibaug, near Mumbai, for \u20b938.15 crore, according to Hindustan Times citing property registration records accessed by Zapkey.com.<\/p>\n

The transaction was officially registered on September 23, 2025. For this purchase, Jain paid a stamp duty of \u20b91.33 crore and a registration fee of \u20b930,000. The stamp duty reflected a 3.5% rate, benefiting from a 50% concession on the first agreement under the Integrated Township Project, as per HT.<\/p>\n

The villa is part of the Alibaug Townhouses project, also known as Lodha Alibaug, an integrated township spread across 100 acres. Jain\u2019s new residence spans over 5,600 sq ft and includes four car parking spaces, the documents show.<\/p>\n

Jain was previously in the news in 2024 for purchasing a 1,350-sq-ft corner bungalow on New Delhi\u2019s Kautilya Marg for \u20b9130 crore. That transaction involved a stamp duty payment of \u20b98.32 crore, according to property records.<\/p>\n

Lakshmi Mittal\u2019s Bet In Lutyens Delhi<\/h3>\n

Mumbai-based Gentex Merchants Pvt Ltd, associated with steel magnate Lakshmi Mittal, has purchased a 3,540-square yard bungalow on APJ Abdul Kalam Road (formerly Aurangzeb Road) for Rs 310 crore, making it one of Delhi NCR\u2019s costliest real estate deals in 2025, according to Moneycontrol.<\/p>\n

Surya Kumar Kanodia is one of the directors of Gentex Merchants Pvt Ltd, the firm behind this high-profile acquisition.<\/p>\n

Lakshmi Mittal is the chairman and CEO of ArcelorMittal, the world\u2019s largest steelmaking company, and has played a key role in global steel industry consolidation through acquisitions and expansions.<\/p>\n

The transaction, registered in June 2025, also involved a stamp duty payment of Rs 21.70 crore. The bungalow, spanning 31,860 sq ft, translates to approximately Rs 8.75 lakh per square yard\u2014highlighting the premium prices commanded in Lutyens\u2019 Bungalow Zone.<\/p>\n

Lutyens\u2019 Delhi, named after British architect Edwin Lutyens, is the city\u2019s most exclusive residential area, home to sprawling bungalows, government officials, industrialists, and high-net-worth individuals.<\/p>\n
